The Building: Eight Units, Purpose-Built From the Foundation Up

Crawford Plains is a purpose-built rental — designed as an income asset from the first drawing, not a house adapted into one. The eight units are organized in the two-tier structure our buildings use: two upper suites paired with lower suites, each unit fully self-contained. That structure matters for more than layout. Purpose-built construction is what qualifies these projects for CMHC MLI Select in the first place, and it is what appraisers and lenders treat as institutional-grade rental product rather than an improvised conversion.

The neighbourhood does quiet work too. Crawford Plains is an established community in south Edmonton — existing amenities, schools, and transit, with the tenant demand profile of a mature area rather than a speculative edge-of-city bet. The Iteration Story: What Inglewood Taught Us

Our Inglewood 9-plex, completed in 2026, set the original interior standard. Crawford Plains is the second iteration — the version where the lessons from operating a completed building got fed back into the specification. The interior finish package was upgraded and refined from the Inglewood standard: the choices that proved durable and leasable stayed, and the details that could be better were revised.

That iteration loop is the point of buying from a builder-led program rather than a one-off project. Each completed building becomes the quality-control baseline for the next one, and buyers of later projects inherit the accumulated refinements without paying a prototype's learning curve.

The Appraisal: +$100,000 at Completion

At financing in 2025, the project was valued by an AACI-designated appraiser in an as-if-complete appraisal — the independent valuation a lender relies on to advance mortgage funds. The conclusion: $100,000 above the purchase price.

We publish the delta rather than the underlying figures, out of respect for the buyer's privacy — but the meaning of the delta is straightforward. An independent professional, working for the lender's file, concluded that the buyer had contracted the asset below its market value at completion.
